🏡 What is an Attefallshus?

A townhouse is a detached building that can be built on a plot of land where there is already a single- or two-family home. It is often used as a guest house, teen accommodation, office or rental unit.

The most common types are:

  • Attefallshus turnkey – delivered ready to move in.

  • Attefallshus building kit – a cheaper solution where you build yourself or with help.

  • Attefallshus with loft – smart solution for utilizing ceiling height.

  • Attefallshus with basement – more unusual, but possible with the right soil conditions.

  • Attefallshus with sauna – perfect for relaxing on the property.

🛠️ Attefall extension – what applies?

A temporary extension differs from a temporary house in that it must be built together with the existing home. Here are the rules that apply in 2024:

  • Max 15 sq m extension

  • Must not exceed the roof ridge of the residence

  • Requires notification to the municipality, but not a building permit in most cases

  • Must follow BBR (the Swedish Board of Housing, Building and Planning's building regulations)

📝 Building a temporary house – without a building permit?

Yes, a single-family home without a building permit is possible – but it requires a building notification to the municipality. You may only start building once you have received a start notice. This applies to both single-family homes and single-family extensions.


The Swedish National Board of Housing, Building and Planning is the authority responsible for interpreting rules and regulations. According to the Swedish National Board of Housing, Building and Planning, the house must be a "complementary building" and be built on a plot with an existing home.


🔮 What happens in 2025? – New rules for attefall are coming

According to several proposals , new housing regulations in 2025 could mean that the limit for housing units is raised to 50 square meters as standard - a long-awaited change for many.
